- To safeguard your property and possessions, we’ll draft a legally approved Tenancy Agreement and ensure all tenants are aware of their responsibilities.

LANDLORD (MANAGEMENT) FEE BREAKDOWN
Agree the market rent and find a tenant in accordance with the landlord’s guidance
- Advise on refurbishment
- Provide guidance on compliance with statutory provisions and letting consents
- Carry out accompanied viewings and Market the property
- Negotiate Tenancy Terms and Prepare Tenancy Agreements
- Prepare landlord and tenant details and protect the security deposit with a Government authorised scheme
- Collect and remit monthly rent as received
- Pursue non-payment of rent and advise rent arrears action
- Deduct commission and other works
- Undertake TWO inspections per annum and notify landlords of the outcome
- Arrange access and assess costs with contractors for routine repairs and instruct approved contractors
- Hold keys throughout the tenancy
- Point of contact for tenants including out of hours emergencies
- Review rent in accordance with current prevailing market conditions and advise landlord, negotiate new terms of rent with tenant and agree payments
- Negotiate with Landlord and tenant disbursement of security deposit
- Return deposit as agreed with landlord and tenant to relevant parties, remit any disputed amount to scheme for final adjudication
MANAGEMENT FEE: 12% (10 % + VAT)**PER CALENDAR MONTH WITH 4 WEEKS FOR THE FULL TERM OF THE TENANCY OR INTRODUCTION ONLY 6% (5% + VAT) OF THE ANNUAL RENT.
